Utilizing an all-encompassing marketing strategy, we go above and beyond a traditional broker! Our highly effective marketing plan is second-to-none.

We are a full-service brokerage, yet we work for a reduced rate!

Your listing package includes:

  • Experienced help completing and reviewing forms, including the Sellers Property Disclosure Statement.
  • Flyers; we will create a professional marketing flyer that will include 4 or 5 photographs and detailed text, to build desirability for your home. It will also include school and shopping information on the back, along with information about the number and ages of other children in the neighborhood.
  • Your home flyer will be sent to 150+ homeowners who are selling their homes in a price range below yours.
  • Professional yard sign(s) and Information box, possible additional signage.
  • We will create a detailed listing comparison, presented in a notebook for your marketing table which will include:

    • Pictures of surrounding parks, schools and amenities
    • Location of school bus stops
    • School test scores for your district
    • Number and ages of neighborhood kids
    • A neighborhood evaluation report, including “by owner” sales
    • Map to grocery stores, malls, gas stations and other shopping centers
    • Detailed report of all major and minor maintenance issues and repairs
    • The Sellers Disclosure
  • Your homes own website (123mainst.com), linked to broker IDX websites –which includes most all other real estate companies websites. Individual agents websites searching the FMLS will see a full description and 8 pictures of your property. In other words, your home will appear on their website whether listed by us or them, a total of over 2000 sites!
  • Relocation companies websites – Your home will be marketed to anyone moving into the area, their real estate agents and their relocation companies.
  • Family Mortgage of Georgia will pre-qualify your buyers and will offer special financing.
  • We will provide weekly updates to keep you informed with feedback from visitors and prospective buyers. We will call or use email to request feedback about your home.  We will be alert to any negative feedback that we can overcome through creative analysis. This is accomplished through a blend of human intervention and an automated feedback system.
  • Seasoned Contract Negotiation – Whether your buyer comes with or without an agent, we will skillfully negotiate the contract on your behalf. We will assist buyers (not working with agents) in filling out and submitting the agreement when making their offer – reducing the need for them to seek agent representation and saving you additional commission. We offer an additional 1% discount if we are the listing and selling Broker!
  • We will attend the home inspection and negotiate the amendment to remove the inspection contingency.
  • We always attend the closing of the purchase and sale of your home.

And as always our number one goal is your complete satisfaction. If you feel that we are not exceeding your expectations, you may terminate your listing contract with us for no FEE.
